The typical lease at Woodsmere is typically a one-year lease. After the initial one-year period, the lease usually transitions to a month-to-month arrangement.

The security deposit at Woodsmere is 50% of your rent. After you move out and the unit has been inspected for any damages, you will be refunded the deposit in full as long as the lease agreement has been followed. It is important to take care of the unit, as any damages done to the unit will result in the loss of the deposit.

Woodsmere offers a wide range of units in both British Columbia and Alberta. Depending on where you are located, the amenities included in your rent can vary. In BC, tenants can expect their rent to include the cost of water and hot water, while in AB, tenants receive the cost of water and heating included in their rent. At Woodsmere, we welcome everyone! To be eligible to live in our properties, tenants must be 19 or older in British Columbia and 18 or older in Alberta. Additionally, applicants must provide a clear criminal record, a clear credit score, and proof of lawful residence in Canada, such as Canadian citizenship, a working visa, or a permanent residency permit.
